Basic – Commercial Property Exterior Inspection

The Commercial Property Exterior Inspection allows the client to obtain a quick and easy in-person audit of the property’s condition and location. Standard delivery time is eight (8) business days.

 Premium – Exterior Evaluation (Market Approach)

Interagency Evaluation Guidelines-compliant and comprehensive in its methodology, the Premium Exterior Evaluation utilizes the Market Approach and includes research of public and/or transaction records to identify comparable properties that have been listed and sold in the subject property’s market area. The comparables are analyzed in relation to the subject property, appropriate quantitative adjustments are detailed and an opinion of estimated current market value is provided.  Standard delivery time is eight (8) business days.

Elite – Income Based Property Evaluation (Income and Market Approach)

Our most popular product! The Income Based Property Evaluation is our most comprehensive report.  It includes an opinion of value based on reconciling both the Income and the Market Approaches to valuation.  Calculations of Gross Operating Income, Net Operating Income, CAP Rate and CAP Rate Value are included along with List and Sold Comparables.  Standard delivery time is fourteen (14) business days.

CCIM Income Based Property Evaluation (Income and Market Approach)

The CCIM Income Based Property Evaluation report is identical to the Income Based Property Evaluation report described above.  The significant difference is the utilization of a CCIM (Certified Commercial Investment Member)-Designated Agent to fulfill the report.  CCIMs have completed a designation curriculum that covers essential CCIM skill sets including ethics, interest-based negotiation, financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. Standard delivery time is fourteen (14) business days.  Pricing for this report is subject to confirmation at time of order.

Quality Control

Quality Control team reconciles the valuation with our in house ability to link information critical to reconcile and verify the subject property’s information, comparables, and accuracy in order to meet the grading schedule for release to the client. Our Quality Control team works with the Broker for any inaccuracies to insure the valuation is representative of the subject property. The photos that are accompanied with the valuation are reviewed to insure their accurate reflection of the subject.

Delivery

Omnia Real Estate Services Quality Control team releases the valuation to the client once all aspects of the valuation has been programmed through our critical path analysis and is determined to be 100% complete.
